Newly Confirmed Director
On December 22nd, 2025 the annual Budget Meeting was held.
During the meeting the 2026 Annual Budget was approved.
Edward Burdon was nominated and confirmed as a replacement for Board Member Lynn Rick, that resigned on June 27,2025.
He will function as Secretary for The Forest at Ridgewood HOA. Following Florida State Statute 720.306(9)(c).

Playground Update!

In reviewing the 2024 Profit & Loss report provided to the board in November by the previous manager,
it has been discovered that there is a profit listed for $400 in violation fees collected from residents.
The board was not presented with a request to impose any fines, nor approved that any resident be fined
due to a violation in 2024. With that said, if you paid a fine in 2024 as a result of a violation,
please reach out to Jedi Management at admin@jedihoa.com.

The board has requested that Jedi arrange reimbursement,
as these fines were collected without board knowledge and approval.

Community Assistance Alert!
Help a Family Rebuild After a Devastating House Fire

On April 17th, 2025, tragedy struck when a sudden house fire tore through the Ivil family's home, leaving behind heartbreak, ashes, and uncertainty. Not only was their home completely destroyed, but both of the family's vehicles were also lost in the fire. Thankfully, everyone made it out safely, but they now face the overwhelming challenge of starting from scratch.

Years of memories, personal belongings, and the comfort of a safe home were lost in a matter of minutes. With their home and both vehicles destroyed, and most of their essentials gone, they are in urgent need of support from their community.

New to the Website
The ARC/ACC form and assistance section has been added to the Documents page of our website.
Contrary to some beliefs this is not new and has existed within the Forest HOA in one form or another since its inception.
You can view previous version still found on the old un-official website (see Owners - Documents and Forms - Forms and Documents) that the previous manager ran.

Before any exterior improvements on a property, the property owner is required to submit a ACC/ARC form to the Forest HOA through our management company for approval.
As a community member, this assures the continuity of improvements to community standards as declared in our existing Covenants, Conditions and Restrictions(CCR's) and Procedures In Effect.

Continuing Issues
A lot has occured in the last year with the management of the Forest at Ridgewood HOA.
The shake-up started when our previous community manager (LTS Property Services - AKA Larry Bassett) began to get challenged by new board members.
The directors over the last year or so had noticed how decisions and money being spent was being done without board approval.
Moreover, even against the will of the directors. Bank accounts were not viewable or even usable by the treasurer.
Services for the community were not under contract with board-approved contractors as they should have been. Accountablity was lost.
At this point the Board of Directors researched licensed management services and chose Jedi Management to replace LTS Property Services on December 1, 2024.
They then informed LTS Property Services that its collective services would no longer be required and that any "extended services"
that it performed for the Forest Community would be put out for competive bid by Jedi Management.
LTS Property Services also held official HOA corporate and intellectual property which it has refused to turn over to the Board of Directors.
These disputes are on-going and have hindered the transfer of records to Jedi and efficient operations of HOA business.
These issues are now under full review by interested parties and resolutions will be forth coming.
